Role summary

This role is for an Electrical Estates Manager within the SWFT Clinical Services Ltd Estates Department. The successful candidate will be responsible for the operational management of the Trust's electrical estate, ensuring compliance with NHS and statutory standards. Duties include managing maintenance services, acting as an Authorised Person for various electrical systems, and overseeing minor schemes and capital work. The position involves working Monday-Friday with participation in an emergency on-call rota.

Key responsibilities

  • Assist the Head of Estates in the operational management of the Trust's electrical estate, ensuring compliance with NHS and statutory standards.
  • Ensure the provision of an efficient, effective and safe patient focused maintenance service within allocated budgets.
  • Act as Lead Authorised Person for SWFTCS and/or Authorised Person (AP) for specific maintenance responsibilities (e.g., HV/LV electrical, lifts, fire alarms).
  • Implement and maintain physical assets register; oversee minor schemes and capital work.
  • Lead the on-going development and continuous improvement of maintenance and repair services within remit.
  • Provide expert specialist and professional building and electrical/engineering expertise to other estates staff, directors, senior management, and external agencies.

Essential criteria

  • Electrical engineering degree or significant equivalent experience within a similar role
  • Evidence of continuing IOSH Managing Safely.
  • Specialist training, such as that required to hold the position of 'Authorised/Responsible' persons under the Department of Health's Technical Memorandum (HTM)
  • Recognised Project management qualification
  • Relevant management qualifications
  • Significant experience working at a technical level within a building and engineering environment
  • Significant experience working on all electrical based systems LV/HV UPS/IPS systems, lifts Fire Alarms etc.
  • Experience working with a dedicated BMS system
  • Significant experience of working within the NHS
  • Experience working with CAD
  • CAFM systems experience
  • Management experience a senior level
  • Excellent communication skills, providing and receiving complex information; able to communicate to specialists and non-specialists.
  • In-depth fault finding techniques within own speciality
  • Experience of health and safety matters relating to Plant and Estate
  • Excellent organisational and planning skills for dealing with ongoing projects, long term maintenance plans and day to day prioritising of work; able to work to deadlines.
  • Analytical skills to enable diagnosis of complex technical problems.
  • Able to use computer databases CAFM, CAD and other computer software.
  • Knowledge across wide range of estates issues, legislation, H&S, Statutory/Mandatory compliance. Review's procedures and policies affecting other Departments
  • Professional and courteous manner.
  • Sensitive to other needs in difficult situations
  • Willing to adapt and take on new roles
  • Willingness to work in a team environment and to share knowledge with colleagues
  • Good at communicating complex
  • Requirement to travel across Trust sites and some exposure to unpleasant conditions.
  • Requirement to exert physical effort for several long periods during shifts.
  • Participate in emergency and on-call ROTA

Due to a re-organisation of the Estates Department there is a vacancy for an Estates Manager (Electrical)

Hours - 37.5 hours per week

£51,598 per annum (spot salary). A higher starting salary may be considered for candidates with exceptional skills and experience relevant to the role.

Plus 27 days holiday, plus bank holidays and voluntary pension scheme.

The role is Monday- Friday with opportunities for overtime and weekend working, plus participation of an emergency on call rota.

Start and finishing times 8.00 am to 4.00 pm.

The SWFTCS Estates Department provides a comprehensive maintenance repair and installation service of building, grounds, engineering services and associated equipment throughout the SWFT Trust.

Main duties of the job

As an Electrical operational lead, assist the Head of Estates in the operational management of the Trust's estate at the designated site(s), including all building and Electrical systems and for ensuring that these are maintained to the appropriate NHS and statutory standards in order to deliver a high quality care environment for the Trust's patients.
